These plans are used during your build to ensure that your extension satisfies all of Building Control’s requirements.
KADS uses the planning drawings as a basis to create a detailed set of ‘full plans’ which are pre-approved by either your local council’s building control officers, or an independently appointed building control consultancy.
In the case of work being carried out under a full plans application, your building control officer, will inspect the progress of your build at various stages of the development to ensure that it complies with national and local standards.
These inspections take place at pre-defined stages of the construction and may be different for each project. Such inspections may include but not be limited to; trenches dug, foundation laid, oversite laid, walls to DPC level, walls to wall plate level, roof construction, pre plastered, final inspection etc.
Building control inspections can be carried out by independent building control specialists, though in most cases, it is probably best to use the local authority, since they are the ultimate body responsible for enforcement of the regulations.

Some people, in order to save time with their building project, prefer to build their extension on a building notice, as this procedure does not involve any form of plans approval.
As in the case of a full plans application, your local control council’s building officers, or an independently appointed building control consultancy, will inspect the progress of your build at various stages of the development to ensure that it complies with national and local standards.
However, as with permitted development, it is strongly recommended that you obtain a lawful development certificate for extensions being built on a building notice.
